All the developments we manage are different and we pride ourselves in offering a bespoke service that will exactly meet your needs. Our experience tells us that it is often the little things that make all the difference, so whether you need us to make an emergency property inspection at the weekend or arrange a residents meeting on a Friday evening we will do our best to accommodate you.

Many of our clients choose AF Management because we are local and responsive. Our office is staffed six days a week, with an out-of-hours service line, which is managed 24 hours a day, 365 days a year. 

We’ve had great success in reducing service charges at some of the developments we manage. This has been achieved through keeping our fees competitive, using cost-effective contractors, careful budgeting and by shopping around for services such as buildings insurance and accountancy. We have helped other clients establish a reserve fund and to recover substantial service charge arrears. 

Our clients vary considerably; we work for Right to Manage Companies, Freeholders and Residents’ Associations. The developments we manage vary considerably, many are purpose built, some are conversions, including a number of listed properties, areas of land and commercial concerns.

We have clients who simply need us to maintain a private road and others that need us to manage everything from cleaning and gardening to the maintenance of lifts and entry gates.

Appointing the right Managing Agent can make a huge difference to the quality of life in your block, as well as protecting your property investment and ensuring that the development and any associated company is managed in accordance with current legislation.

A Managing Agent should remove the day-to-day burden of administration and deal with most minor maintenance and other issues.
Among the other benefits of using a Managing Agent is their ability to act impartially if disputes arise between leaseholders. These sorts of issues can be particularly difficult for self-managing Directors who may also be neighbours.
